 We have many people experiencing issues similar to yours and there is help at hand and we suggest you act quickly in seeking additional financial support, we understand keeping a roof over your head in such unprecedented times is a priority.

 

 We are aiming to keep rental payments going as normal, as at this stage our owners also have mortgages to pay, so stopping paying your rent will have a spiralling affect.

 

 Please take a look at ways to access funds quickly in order to keep paying your rent:

 

 Centrelink

 

  • Coronavirus Supplement - $550 per fortnight will now be available from 27th April for 6 month.

 

- Available to those who receive the following payments – Job Seeker, Sickness Allowance, Youth Allowance, Parenting Payment (Single & Partnered), Partner Allowance, Farm Household Allowance

 

  • Expanding Eligibility & Qualification for payments

 

Allowance will be extended to Sole traders, Self-employed, carers and isolation as a result of contact with Coronavirus – An Income test will need to be met of income less than $1075 per fortnight.

 

  • Temporary waivers for Job Seeker Allowance Payments

 

The government will temporarily waive the assets test, the ordinary waiting period (already waived to 12 June 2020), the liquid assets waiting period, the seasonal workers preclusion period and the newly arrived residents waiting period.

 

  • Income Support Stimulus Payments –

 

An extra $750 tax free payment to be eligible for social security, veteran and other income support recipients and eligible concession card holders. This will be paid from 13 July 2020. This is in addition to the initial one-off stimulus payment of $750 announced on 12 March 2020. This is only available to those individuals who are not eligible for the Coronavirus Supplement – e.g. those who receive the aged pension, carers allowance, family tax benefit and a Commonwealth Seniors Health Card.

 

  • Ease of Access to payments

 

– From 27 April 2020, the Government will temporarily remove the requirement for an Employment Separation Certificate, proof of rental arrangements and verification of relationship status.

 

 Superannuation

 

  • Early Access –

 

Access to Superannuation in 2020 & 2021 Financial Years – eligible people who are impacted and are under financial distress as a result of the Coronavirus will be able to access $10,000 from their superannuation funds from April 2020. This will be available for the 2020FY and the 2021FY resulting in a total of $20,000 in funds that can be accessed from their own superannuation. These withdrawals will be tax free and not subject to the standard tax implications of superannuation withdrawals.

 

You will be eligible for early access to your superannuation if you are eligible to receive the Coronavirus Supplement, you are unemployed or you are a sole trader or casual worker whose work hours or income have decreased by 20% or more as a result of the Coronavirus.

 

Applications will be available online via a declaration to the Australian Taxation Office.

As a valued client of 247 Realty, we appreciate your loyalty and the trust you place in us as your Property Managers. Recognising the ongoing and increased uncertainty that coronavirus (COVID-19) is causing around the world, our highest priority is the health and well-being of our clients and team. With that in mind, we wanted to update you on the actions we have taken in response to the outbreak.

Services as Usual

At this time our services are running as usual and will remain so unless there is a change which we will update you. We will attempt to continue to provide our services to the best of our ability until we are advised otherwise.

 

 The good news is we have measures in place, so even if our team is forced into quarantine we will be able to continue to manage your investment with little disruption to normal services.

 

 Importantly, rent collection and disbursement at mid and end of month won’t be affected regardless of what eventuates.

 

 

New Protocol Measures

The only changes we foresee with usual services is the leasing and routine inspections of properties.

  • Routine Inspections

 

This has already caused an issue, with a tenant having a family member arriving from overseas and is now forced to stay in quarantine in the property for 14 days. We are trying to co-ordinate virtual inspection where possible, and have stepped up our drive past inspections.  In the event we are in a lockdown situation like other countries, we will simply postpone our routine inspections until we are back to normal. Rest assured we will make sure all our regular services are carried out in full.

 

 

  • Leasing

 

We are putting measures in place to continue to be able to lease your property even in the event of a lockdown situation. This is a financially vulnerable time for our owners and we want to minimise vacancy despite everything that is happening out of our control.

 

We have decided to have prospective tenants apply for properties, even if they can’t physically inspect them. The rest of the application process and screening is carried out on-line or via email, and if approved Tenant’s also sign a ‘sight unseen disclosure’. Where physically possible we will conduct a personal viewing with strict safety measures in place.

 

Please note this is only applicable if your property becomes available in the coming the months. That said we are also advising our tenants to stay in properties where possible until things settle down.

 

Landlord’s Insurance

 

 We are currently waiting on advice on where your Landlord Insurance stands in the event of unprecedented situations like this, where loss of income could be faced. Once I receive further information I will update you.

 

We are receiving a high volume of landord queries on their tenants occupations/ employment status. Due to privacy laws, we will first need the tenants written permission to disclose this information.
